Weston MBTA 3A Group Targets September Hearings as Bylaw Drafting Advances

WESTON — July 10, 2025 — Weston's MBTA 3A working group pressed ahead toward September public hearings despite missing the state's July 14 compliance deadline. At the July 10 joint meeting of the Select Board and Planning Board, Select Board Chair Lise Rivers read from an EOHLC email stating that compliance applications will be accepted after the deadline and that communities can achieve compliance retroactively — noting none of the withheld programs currently affect Weston. Town Planner Emai Ayu presented draft floor area ratio scenarios for the Riverside District, ranging from 0.41 to 0.50, tied to whether the proposed 15 Riverside lab building must be removed to enable 55 multifamily units; Planning Board member Al Adelot argued for holding the project to its existing 182,400-square-foot envelope rather than allowing expansion to the 210,000-square-foot zoning maximum. The group is procuring a visualization consultant — targeting the 3 C Group in Waltham among others — with deliverables due by August 21 and a first public hearing set for September 3, contingent on a critical EOHLC meeting next week in which Boston Properties will seek approval to shift the half-mile compliance circle to a planned new rail station adjacent to its Weston site.
