Weston Working Group Races to Finalize MBTA Zoning Bylaw and Development Agreement
WESTON — September 11, 2025 — Weston's MBTA 3A working group finalized its zoning bylaw density table and catalogued a dozen edits needed in the 133 Boston Post Road development agreement with Boston Properties. At the September 11 joint session of the Select Board and Planning Board, Chair Elise Revers set a hard target of September 25 to deliver finalized documents to the Weston Observer for an October 3 household mailing ahead of town meeting. Town Planner Emi Iu confirmed that height measurement — whether to calculate from average natural grade or finished grade — is the sole remaining bylaw issue, with a Boston Properties meeting scheduled for the following Monday. Planning Board member Al Adelot walked through a list of development agreement changes, including removal of a legacy 9,000-square-foot accessory structure provision, clarification that the town controls affordability tier allocations, a cap of 5,000 gross square feet in total for standalone amenity buildings, and replacement of the term "intermodal" with a narrower transit-facility definition. KP Law had not yet reviewed the current development agreement draft as of the meeting; the firm received it within 24 hours prior, and attorney Amy Quessel indicated she could turn it around quickly. Dream Collaborative's compliance modeling was still in progress, with EOHLC preliminary bylaw approval identified as the next critical milestone.
