Weston MBTA 3A Group Settles Height Rules, Plans Mailer Before October Vote
WESTON — September 18, 2025 — Weston's MBTA 3A Working Group resolved the final open items in its zoning bylaw and development agreement Thursday, setting the stage for an October 15 special town meeting vote. The joint Select Board and Planning Board group agreed to allow a maximum building height of 40 feet to the ridge line for pitched-roof townhomes and 35 feet for flat roofs, measured from average natural grade, addressing a steep 17-foot grade change near the rail trail at the 133 Boston Post Road site. The group capped an on-site child care facility at 50 children, down from Boston Properties' initial figure of 100, and voted to restrict a 9,000-square-foot accessory structure allowance solely to the on-site wastewater treatment plant. Town counsel review of two remaining development agreement provisions was flagged as urgent, with a response needed before the Planning Board's September 24 hearing. The group agreed to mail the full bylaw and development agreement to every Weston household, consistent with warrant distribution, and to post a yellow-flagged draft online immediately after Town Manager Leon Gummond confirmed warrants had already arrived in mailboxes — seven to ten days ahead of schedule.
