Weston 3A Working Group Finalizes Zoning Matrix, Hunts for Town Meeting Date

WESTON — June 12, 2025 — Weston's MBTA 3A Working Group reviewed a draft zoning compliance matrix showing 750 total units across four sites as the town races toward a fall special town meeting. Planning consultant Al Ata reported roughly 30 residents attended a Monday site walk at the Boston Properties parcel at 133 Boston Post Road, with reactions "pretty much universally positive" to a proposal that would shift higher density toward the existing office building and reduce building heights near residential neighborhoods to 35 feet. Town Planner Emai Iu's matrix sets the overlay at 99 units for 751 Boston Post Road — 25 percent below existing unit counts to reduce developer incentive — 100 units at Merriam Village, and approximately 30 units at Whiteman Tennis Center, with an average density of 18 units per acre against the required 15-unit floor. Select Board Chair Lisa Revers also briefed the group on last week's Superior Court dismissal of Weston's MBTA Communities Act lawsuit, noting Judge Gilday found towns failed to allege sufficient facts about future infrastructure costs; the Select Board will meet in executive session with KP Law at or before its June 24 meeting. The town's original November town meeting date is no longer available at the school, leaving the date and venue unresolved.
