ZBA grants special permit for new home at 44 Nonesuch Road

WESTON — October 22, 2024 — Weston ZBA unanimously grants special permit for new home at 44 Nonesuch Road. The Zoning Board of Appeals voted 3-0 on Oct. 22 to approve John Hansen's special permit to rebuild on a tightly constrained lot near Nonesuch Pond, finding the project "no more detrimental to the neighborhood than the existing house and lot." The 2,298-square-foot two-story home produces an RGFA-to-lot ratio of roughly 11 percent, slightly above the board's 10 percent rule of thumb. Member Stephen J. Larocque pressed for consistency across the surveyor's plot plan and Level Design's Oct. 11 engineering site plan, and the board imposed three conditions: adding retaining walls and a missing window-well dimension to sheet A-2, updating sheet A-1's elevations, and correcting a retaining wall height label from "1 to 3.25 feet" to 2.25 feet. The Conservation Commission's amended order of conditions, signed Sept. 30 by agent Jordan McCarron, and a March 14 Board of Health letter were already in the record.
