ZBA continues 44 Nonesuch Road hearing to July 17 over plan discrepancies

WESTON — June 20, 2024 — Weston ZBA continues 44 Nonesuch Road special permit hearing to July 17. The board voted 3-0 to continue applicant John Hansen's request for a new home on Map 60, Parcel 6 after member Stephen J. Larocque, an architect, flagged five unreconciled discrepancies between the architectural sheets and the June 18 plot plan, including four unshown basement window wells, a covered front porch of disputed dimensions, and a retaining wall labeled "one foot high" on the site plan but depicted at roughly four feet on elevations. Larocque's own application of the bylaw's average-grade formula yielded elevation 173.708 versus the engineer's 174.808 — enough, he said, to potentially reclassify the basement as a third story barred in Residence A. Chair Jane Fisher Carlson said the project's 2,298-square-foot RGFA keeps it below the 3,500-square-foot Planning Board site-plan-review trigger under Section 5B1, calling the home "small" and "very appealing." Member Laura Mintz agreed conditions could not bridge the gaps.
