Weston ZBA Grants Three Unanimous Special Permits in Single July Session

WESTON -- July 17, 2025, Weston ZBA unanimously approved special permits for a generator, a deck, and a new home at its July 17 session. Chair Jane Fisher Carlson and members Steve LaRock and Wendy Kaplan-Armor voted 3-0 on the first two matters; Tristan Colangelo replaced Carlson on the third, with LaRock acting as chair and the tally again 3-0. At 185 Winter Street, applicant John Schockett of Coda Managed Homes won approval to install a Generac generator no closer than 10.1 feet from the eastern lot line, conditioned on a wood fence with interior sound baffling of at least one-inch sound-absorptive material over quarter-inch plywood. Architect Ted Torrin secured a special permit to extend a rear deck at 85 Nobscot Road from 32.8 feet to 29.2 feet from the lot line, a discussion that turned into a mini-seminar on Gale v. Gloucester and Dedrick v. Chatham, with Carlson concluding that extending a dimensional nonconformity without adding a new one requires only a special permit, not a variance. Architect Patrick Ahern won approval for a 6,214-square-foot Cape-style home at 74 Orchard Avenue, a corner lot below minimum area and frontage thresholds, with all Planning Board and septic conditions incorporated.
