Weston ZBA continues Nonesuch Road special permit hearing for third time

WESTON -- August 8, 2024, Weston's Zoning Board of Appeals continued a special permit hearing for a proposed home at 44 Nonesuch Road for a third time, pushing the case to September 11 after newly presented engineering calculations arrived too late for independent review. Civil engineer Nick Fastendola of Level Design Group introduced a revised site plan at the August 8 meeting showing a proposed average finished grade of 176.44 and a first-floor elevation of 181.75, arguing the basement does not qualify as a story above grade under the town's zoning bylaw. Board member Stephen J. Larocque flagged a roughly 2.95-foot discrepancy between Fastendola's corner grades and an earlier survey submitted by Odone Surveying. Chair Jane Fisher Carlson said the board could not act without Building Inspector John Field having at least two weeks to review final plans, warning that if the basement is ultimately counted as a story above grade, the three-story structure would not be permitted under Weston zoning and the applicant might need to seek a variance instead.
