Weston ZBA Continues 269 North Avenue Landscaping Review to August 28

WESTON — July 30, 2024 — Weston ZBA continues 40B landscaping review after board questions missing plantings and unprotected tree. The Zoning Board of Appeals voted 3-0 at its July 30 meeting to continue consideration of a notice of project change submitted by 269 North Ave, LLC, for a 16-unit affordable housing development at 269 North Avenue, rescheduling the matter to August 28 at 6 p.m. Attorney Adam Costa, representing the applicant, agreed on the record to extend the deadline for the board to act on the insubstantial change request to that date. Chair Jane Fisher Carlson said she was uncomfortable approving the full revised landscape plan after Associate Member Stephen J. Larocque identified a plant bed blocking an emergency egress from Building A, abutter attorney Dan Hill flagged that a 24-inch-caliper tree straddling the northern property line was absent from the landscape plan, and board members noted that foundation plantings for Buildings C, D, and E appeared to have been removed from the revised submission. Tree Advisory Committee Chair Carol Lee, of 44 Spruce Hill Road, testified the tree is unlikely to survive construction given its proximity to utilities and the building foundation, raising questions about whether the $25,000 escrow established in 2017 remains sufficient.
