Weston ZBA accepts sign variance withdrawal at Riverside Labs campus
WESTON — December 11, 2025 — Weston ZBA unanimously accepted the withdrawal of a monument sign variance application for the Riverside Labs campus at 1 Riverside Road. Chair Steve Barak told applicants from Great Land Realty Partners that the proposed 45-to-53-square-foot sign — more than double the 20-square-foot zoning limit — sits largely within the public right-of-way along Park Road and not on the applicant's property, making any favorable vote legally untenable under MGL Chapter 40A, Section 10. Barak said town counsel found no precedent or legislative history that would allow the board to waive the law's three-part hardship standard. Development managers Tori Sabatino and Terry Ford agreed to withdraw without prejudice rather than contest the defective filing, and the board voted to waive the reapplication fee. The company will need to refile with the sign relocated onto its own parcel, the correct lot identified, and a legally sufficient hardship argument in hand.
