Zoning Board approves North Avenue barn conversion and Willard Road addition

WESTON — May 21, 2024 — Weston ZBA clears 1903 barn accessory apartment and a third-trimmed Willard Road addition. Chair Jane Fisher Carlson, with members Steve LaRock and Tristan Colangelo, voted 3-0 to grant a Section 6G special permit for a 1,728-square-foot, two-bedroom accessory apartment at 405 North Avenue, where attorney Mark Lanza represented Yan Ping Liu and Yan Hao Li and contractor Wayne Caruso confirmed an eight-bedroom septic system covering a six-bedroom project. On the second case, the board (with member Laura Mintz replacing LaRock) approved Joseph Scaparata Jr.'s 29 Willard Road addition after a third revision dropped the residential floor-area ratio to 23.74 percent — 4,036 square feet, down from an original 5,260. Mintz cited the perpetual town drainage easement as the "trade-off" justifying the ratio: the site, Scaparata said, is "essentially a pond." Conditions require tree protection and easement implementation.
