Weston ZBA rejects two special permits, sending applicants back for redesign

WESTON — April 3, 2024 — Weston ZBA stalls two special permits over bylaw thresholds. The board voted 3-0 on April 3 to allow Amy and Jonathan Grimm to withdraw a Section 6G accessory-apartment request at 2 Sudbury Road after Chair Jane Fisher Carlson said a planned bowling-alley extension to the existing horse barn violates the bylaw's prohibition on additions within 10 years of an accessory-apartment permit. The board then continued Joseph Scaparata Jr.'s reconstruction of 29 Willard Road to May 7, with all three members balking at a 5,260-square-foot, four-bedroom design that would yield a Residential Gross Floor Area of 30.9 percent on a 17,000-square-foot non-conforming lot. "It's just too big for the lot," Carlson said, with Associate Member Tristan Colangelo calling it "drastically oversized." Seven neighbors spoke in support, including Select Board member Chris Ash, a direct abutter, who argued land economics make a smaller rebuild infeasible. Town Engineer Jason Lavoie urged approval of a 15-foot drainage easement through the property needed to reclaim Willard Road.
