Weston boards plan 3A zoning overlay at 751 Boston Post Road construction site

WESTON — May 28, 2025 — Weston officials propose overlaying state 3A multifamily zoning on the under-construction 40B project at 751 Boston Post Road to reduce the town's compliance burden under the MBTA Communities Act. At a joint Select Board and Planning Board neighborhood meeting on May 28, Select Board Chair Lise Revers and Planning Board Chair Leslie Glynn explained that the town must zone for 750 units of multifamily housing by July 14, 2025, but is targeting a special town meeting in October or early November to vote on a compliance plan. The proposed overlay at 751 Boston Post Road, where developer Mill Creek is building 172 units under a 40B permit, would cover roughly 75 units and is designed to be economically unattractive for Mill Creek to ever act on — the town met with a Mill Creek representative two days before the meeting, who confirmed the developer has no intention of abandoning its 40B permit. A second overlay at Merriam Village, a 62-unit senior complex, could add up to 100 more units, potentially removing 200 units from locations where new construction is most likely. Town Planner Emai Aiyu is developing the specific zone boundaries; no formal vote was taken at the meeting.
