Zoning Board approves second round of Modera Weston design changes as insubstantial

WESTON — March 13, 2024 — Weston ZBA clears Modera Weston design package as insubstantial, paving way to 2024 construction. The board voted 3-0 March 13 to approve a slate of changes to the 172-unit Chapter 40B comprehensive permit at 751-761 Boston Post Road, including relocating the western cul-de-sac and maintenance building, narrowing the MassDOT-driven entry-drive island, adding exterior stairs on Buildings A and B, shifting dens from one-bedroom to two-bedroom units, adding utility sheds on townhomes that lacked them, pushing balconies outboard, and installing a roughly 2,500-square-foot natural playground on the central green. Acting Chair Steve LaRock, the sole remaining original-permit member, ran the hearing; Anand Bache of Mill Creek Residential said the changes are "largely driven by the progression of drawings from the permit set going to construction drawings." Town counsel George Pucci of KP Law urged a written determination filed with the town clerk; attorney Debbie Horwitz of Goulston & Storrs asked that the document also retroactively memorialize the 2022 vote reducing the project from 180 to 172 units.
