Weston ZBA Advances 40B Wellesley Street Review, Reconvenes February 21

WESTON — February 14, 2023 — Weston ZBA advances six-unit Habitat for Humanity affordable housing review at 0 Wellesley Street. Chair Jane Carlson led the February 14 Zoom session through a sweep of engineering responses, traffic findings, and a preliminary read of the project's zoning waiver list for the Chapter 40B comprehensive permit application filed by Gerald Patton and James Kastaris on behalf of the Weston Affordable Housing Trust. Weston Police Captain Thomas Kelly flagged that the 2021 traffic study may not capture updates to the MassDOT Route 20 and Wellesley Street intersection project, now advertised for April 18, 2026, while board member Steve LaRock said trip generation figures were "so insignificant that I can't imagine that this is going to be an issue." Town Counsel George Pucci of KP Law advised that waiver requests for bylaws that do not apply to the project — including a wetlands protection waiver and a non-residential earth movement provision — should be deleted from the list before the board acts. The board voted 3-0 to reconvene February 21 at noon via Zoom, with an updated waiver list, EV charging cost data, a new arborist report, and a stormwater narrative all outstanding.
