Weston Select Board Unanimously Ratifies $1.15 Million Sale of Deed-Restricted Condo

WESTON — October 21, 2022 — Weston Select Board votes 3-0 to ratify the market-rate sale of a deed-restricted moderate-income condo at 25 Livermore Lane. Chair Chris Houston and members Harvey Bozzard and Laurie Bent approved the $1.15 million sale after the property's moderate-income deed restriction lapsed when no qualified buyer came forward despite outreach through the Regional Housing Services Office; the unit's capped resale price had been set at $456,000 against an appraised fair market value of roughly $1.2 million. Town counsel Katie Kine of KP Law confirmed the town was legally barred from subsidizing the current owner's condominium fees — approximately $1,102 per month, up sharply over 20 years — as a means of keeping the unit affordable. Carl Dixon, son of the original land donors Polly and Edward Dixon, read a letter opposing the removal of the restriction, saying the family received no direct notice and that the action "significantly diminishes" his parents' vision for a mixed-income community. Kine confirmed the deed rider requires net proceeds to be deposited into an affordable housing fund, leaving the town holding a windfall of roughly $700,000 earmarked for housing purposes.
