Weston Planning Board continues JST and Ridgeway Road reviews to November 19

WESTON — November 5, 2025 — Weston Planning Board declines to conditionally support Josiah Smith Tavern restaurant application, continuing it again to November 19. Chair Leslie Glynn and the four-member board told applicant representatives Jay and Brian Puccini and architect Bob Madero of Suppland Architects that unresolved issues — including the placement of a ground-mounted makeup air unit, a discrepancy between a floor plan showing 107 seats and a stated occupancy of 140, and an oversized monument sign proposed outside the required setback — prevented any form of approval. Town Planner Emiya Yu clarified that the zoning bylaw requires formal site plan approval, not conditional support, before the project can file with the Zoning Board of Appeals. Separately, the board closed the hearing for a new home at 828 Boston Post Road, directing the applicant to reduce driveway and pool lighting and submit full cut sheets before a decision vote on November 19, and heard a first presentation on a proposed 12,380-square-foot home at 56 Ridgeway Road — the largest in the neighborhood by the applicant's own analysis — continuing that hearing to November 19 amid neighbor concerns about scale, drainage, and shadow impacts.
