Weston Median Sale Holds Above $2.6 Million as Eight Deals Top $2 Million in June

WESTON -- A $6.9 million deed recording on Glen Road led Weston's residential transfer activity as the town's registry logged 20 deeds from June 12 through June 30, with 14 carrying disclosed consideration amounts and a median price of $2,665,000.

MARKET OVERVIEW

Twenty deeds were recorded in Weston between June 12 and June 30, 2026, though the reporting period extends through July 11; no transfers in the dataset were recorded after June 30. Of the 20 deeds, 14 carried disclosed sale prices ranging from $860,000 to $6,900,000, yielding a median of $2,665,000. Six deeds were recorded without a stated consideration, a routine feature of deed filings that does not by itself indicate a non-arm's-length transaction. Twenty recorded deeds over roughly three weeks is a brisk pace for a community of Weston's size, with eight of the 14 disclosed-price transactions coming in above $2 million.

TOP SALES

The period's highest-priced transaction was 466 Glen Road, recorded June 29 at $6,900,000. Adam B. and Gina M. Nebesar were the buyers; the deed lists the seller as Glen R.

41 Skating Pond Road recorded June 30 at $6,225,000. Christine N. Fletcher, as trustee of Skating Pond Realty Trust, acquired the property from William H. Kremer, trustee.

159 Newton Street closed the top three at $4,600,000, recorded June 12. Robert P. Goldman, as trustee of Middle Weston Realty Trust, purchased the home from David C. and Kathleen K. Bordeau.

Two transactions tied for fourth at $3,100,000. On June 26, Sudbury Road LLC purchased 17 Aspen Road from Peter C. and Steffany P. Doolittle. On June 17, Craig and Rebeca Harasimowicz purchased 157 Oak Street from Boston Fiduciary Services LLC, trustee of a revocable trust.

NEIGHBORHOOD BREAKDOWN

Disclosed prices cluster into four distinct tiers. At the top, three sales exceeded $4 million: Glen Road ($6.9M), Skating Pond Road ($6.225M), and Newton Street ($4.6M). The $2 million-to-$3.1 million band accounted for six transactions: Aspen Road ($3.1M), Oak Street ($3.1M), Sunset Road ($2.85M), Dean Road ($2.85M), Country Drive ($2.48M), and Bogle Street ($2M). Four sales recorded between $1 million and $2 million: 331 Merriam Street at $1,925,000; 51 Wellesley Street at $1,650,000; 77 Brook Road at $1,525,000; and 7 Longmeadow Road at $1,330,000. The lone sub-$1 million transaction was a unit at 61 Jericho Road, which recorded at $860,000 in a transfer between two LLCs. Wellesley Street was the only street to appear twice in the dataset, with deeds at No. 17 (price not disclosed) and No. 51 ($1,650,000).

MARKET NOTES

At least four of the 20 deeds appear to be estate-planning or intra-family trust conveyances based on matching names on both sides of the transaction. At 6 Dogwood Road, the Stevens family conveyed to a trust bearing their names; at 370 Concord Road, Matthew Klitus conveyed to his own family trust; at 17 Wellesley Street, Gary E. Leroy conveyed to his revocable trust; and one deed in the dataset was recorded without a full street address and cannot be assigned a location. Two transactions involved LLCs on both sides: 17 Aspen Road was purchased by Sudbury Road LLC, and 61 Jericho Road Unit 61 transferred from Zeva Technology LLC to Jericho Road LLC. The deed record also shows what appears to be a coordinated relocation by Robert B. and Kate Elizabeth Kinlin, who sold 18 Bogle Street for $2,000,000 on June 26 and recorded the purchase of 80 Dean Road for $2,850,000 three days later on June 29. Separately, Deborah Eakin Boshart — who co-sold 80 Dean Road with Harvey R. Boshart on June 29 — had purchased 77 Brook Road for $1,525,000 on June 17, suggesting a move completed ahead of that closing.
