Planning Board recommends Town Meeting approve 255 Merriam Street zoning amendment

WESTON — April 22, 2020 — Weston Planning Board clears 255 Merriam Street package in four unanimous votes. The board, chaired by Alicia Primer with members Steve Oppenheimer and Susan Zacharias, voted 3-0 to recommend that Town Meeting adopt a zoning bylaw amendment creating an Active Adult Residential Cluster, recommend approval of the project's concept plan, grant site plan rule waivers specific to 255 Merriam Street, and forward modification-procedure language to the Select Board for the development agreement. Late edits set the ARC tract size at between 2.5 and four contiguous acres and cap retaining walls within setbacks at three feet individually and five feet in aggregate for future ARC plans after Sept. 1, 2020. Oppenheimer secured clarifying language ensuring that 12-inch height adjustments and 5 percent RGFA increases cannot exceed the underlying 35-foot height and 25 percent (or 28 percent) RGFA caps. Consultant Al will draft the report to the Town Meeting moderator; the meeting date remains, per Primer, "completely uncertain."
