Zoning board approves 105 Summer Street addition on corrected-plans condition
WESTON — December 10, 2024 — Weston ZBA approves 105 Summer Street addition on condition of corrected elevation data. Acting Chair Stephen J. Larocque, member Wendy Kaplan Amour and associate member Tristan Colangelo voted 3-0 to grant Sam Kwok a special permit for two side additions and an interior garage expansion, totaling 369 square feet of new RGFA and leaving the home at 3,480 square feet — under the 3,500-square-foot review threshold. Attorney Michael Rubia called the project "a de minimis intrusion," noting the existing 59.7-foot street setback and undersized one-acre lot would remain unchanged. Kaplan Amour pressed on whether finished lower-level rooms could become bedrooms and trigger septic review; Kwok answered on the record, "We are not going to add any additional bedrooms in the basement." The board conditioned the permit on reconciling a roughly one-foot discrepancy between the survey's 172.3 natural-grade elevation and the architect's 171.5 datum.
