Weston Planning Board Sets MBTA Overlay Standards, Continues Church Street Subdivision

WESTON — September 18, 2024 — Weston Planning Board advances dimensional framework for five MBTA 3A overlay districts and punts Church Street subdivision to October. At the September 18 meeting, Chair Leslie Glynn and members Alex Selvig, Jing Yu, and Lori Hess — with Timothy Shawn Lanier absent — spent more than an hour vetting setbacks, height limits, and parking ratios for sites collectively targeted for more than 500 units, including roughly 244 units at the Boston Properties parcel near Route 20 and 123 units at Whitman Tennis Center. Town Planner Ima cautioned that the 720,000-square-foot floor area ratio cap under consideration for Boston Properties is down from the 850,000 square feet abutters could "live with" during a 2016 40B review. The board voted 4-0 to continue the 22 Church Street flexible subdivision — where fire turnaround geometry and stone wall preservation remain unresolved — to October 2, and 4-0 to close the public hearing on a 4,568-square-foot replacement house at 49 Webster Road, the first project the town's engineer said meets Weston's new phosphorus removal standard.
