Planning Board unanimously rejects Two Fields Pond pool house as dwelling unit

WESTON — March 17, 2021 — Weston Planning Board unanimously rejects pool house at 2 Fields Pond Road as a de facto dwelling unit. The board voted 5-0 on March 17 against the certificate of action after member Steven Oppenheimer argued the proposed pool house is a dwelling unit under the state building code and the town's zoning bylaw, cannot qualify as an accessory apartment under Section 6G because the host structure has not existed for the required 10 years, and therefore fails Section 11F-11's requirement that site plans comply with all zoning. Chair Alicia Primer, Oppenheimer, Vice Chair Alex Selvig and members Leslie Glynn and Susan Zacharias all voted no. The board also continued a hearing on Greatland Realty Partners' proposed rezoning of the former Liberty Mutual campus at 9-20 Riverside Road for life-science use, with neighbors backing a Dec. 5 agreement for roughly $1 million in Park Road safety improvements but opposing any housing component. Assistant Town Planner Imai reported the state Housing Appeals Committee denied Weston's land-area safe-harbor claim against the 518 South Avenue 40B.
