Weston Planning Board Continues Boston Post Road Childcare Hearings, Defers Sign Decision

WESTON — September 7, 2022 — Weston Planning Board continues 863 Boston Post Road childcare hearings amid dispute over an oversized entry sign. The board unanimously continued both the limited site plan approval and an earth movement special permit for the proposed 153-student childcare center to September 21, after applicant Gus Mirage's team presented revisions that removed four parking spaces and widened planted buffers along Boston Post Road — changes Chair Leslie Glynn and colleagues called a clear improvement. A wood-carved entry sign measuring roughly 32 square feet — about 60 percent larger than Weston's 20-square-foot guideline — drew sustained objection; Glynn told Mirage directly that his sign "is 60% larger than our sign guidelines, 32 feet spread versus 20, that's out of the sky." Lighting review was also deferred after the board's peer reviewer received revised photometric plans only days before the meeting. Staff will research comparable non-residential sign sizes in town before the September 21 session, where the ZBA retains final authority on the sign regardless of planning board comments.
