Weston hosted a forum detailing new rules and financing for accessory dwelling units. Weston Town Planner Emai Eiu said by-right ADUs are capped at 900 square feet and must sit in the rear yard if detached, while MHP ADU Program Director Meredith Berica said the 2024 Affordable Homes Act allows ADUs on any lot statewide, with feasibility studies capped at $500. Stoneham Bank Vice President Jamie Simpson said MassHousing's ADU loan offers up to $250,000 for detached units, with $100,000 deferred interest-free, but said more than half of his roughly 25 applications were denied over the $209,250 income limit.
Builder Nick Falkoff of Auburndale Builders estimated construction at $500 to $700 per square foot. Concord Housing Foundation's Moira Walsh said towns like Weston are "losing our best and our brightest" to high housing costs.
